El Jardin de Seline
El Jardin de Seline is a 12-story mixed-use rental apartment building within the Melrose Commons area, located on the corner of 158th Street and Melrose Avenue in the South Bronx. El Jardin de Seline has requested a LEEDᆴ Gold certification by the USGBC for its sustainable features as well as received the NYSERDA Energy Star certification and a recognition from the Enterprise Green Communities. Some of the green features included in the building are daylight and occupancy sensors in common areas, energy efficient fixtures and appliances, bamboo flooring, green roof at 9th floor setbacks, high-performance windows, thru-wall ventilation and solar panels on the building’s roof.
The building offers 84 rental units and community space (2,000 SF) including a laundry room and conference room with its adjacent outdoor courtyard. The building also includes commercial space and over 12,000 square feet of parking. This development was the first privately owned lot to go through the Enterprise Acquisition Loan program. Moreover, this affordable building has allocated about 20% to families out of shelter and the remaining 80% was allocated to families below the Area Median Income (AMI).

Navy Green Supportive Housing
Developer: Pratt Area Communit Council (PACC)
PACC is currently developing a 98-unit permanent supportive housing project at the former Navy Brig site in Brooklyn. The building will serve 59 single adults that are chronically homeless with severe and persistent mental illness and/or chemical addictions and 38 units for low income community residents.
The project is part of a large scale residential site coined “Navy Green” with 458 units of mixed income housing, open green space, retail and community facility space.
The entire Navy Green project is participating in the LEED for Neighborhood Development Program. Phase One of the project, which is currently under construction, is also participating in the LEED for New Construction Program. Both buildings in Phases One and Two are participating in the NYSERDA’s Multifamily Building Performance Program.
920 Westchester Avenue

920 Westchester Avenue will be a 110 unit, 128,000 square foot affordable housing complex located in the Longwood neighborhood of the Bronx. This eight story elevator building with retail and community facility space on the ground floor and parking underground, will have a mix of studio, one, two and three bedroom apartments located on floors 2 through 8.
The development is being constructed according to LEED “Silver” standards and will be EnergyStar certified. It will be constructed of a steel frame structure using the licensed Girder-Slab system and pre-cast hollow-core concrete plank floor slabs. The exterior facade will be made of masonry and pre-fabricated metal panels. The windows will meet high noise-reduction standards and feature an insulated knock-out panel to accommodate window-mounted air conditioners, eliminating the need for through-wall air conditioner sleeves and windows that cannot be closed while improving energy efficiency. The building interior will be finished to a high standard with cost-effective and environmentally friendly materials. Apartments will feature bamboo flooring, stone countertops, porcelain tile in the bathrooms, high-efficiency lighting fixtures, and EnergyStar rated appliances. The public corridors will have cork tile floors and occupancy sensors on high-efficiency lighting fixtures. Low-VOC paints will be used throughout the building.
