Goldstein Hall represented 1880 Boston Road, LLC in the preparation and formation of two (2) leasehold condominiums on a three-unit (3) fee condominium. The purpose was to make the existing non-profit tenants’ leasehold premises eligible for a 420-a tax exemption, even though the fee owner was a limited liability company. In connection therewith, the Firm worked with the fee owner, non-profit tenants, stakeholders, architect and expeditor to secure approval for the two (2) leasehold condominiums, prepared condominium declarations and by-laws, reviewed and commented on floor plans, and amendments thereto. The Firm also worked with the non-profit tenants to secure 420-a tax exemptions for each unit within each leasehold condominium.
