Please join Goldstein Hall in congratulating Niki Tsismenakis on her promotion to Senior Associate. She began working with Goldstein Hall as a a Law Clerk in 2010, becoming an Associate in 2011. During her five years at the firm she has practiced affordable housing and community development, corporate governance, real estate finance, cooperative and condominium law and not-for-profit law. A graduate of Brooklyn Law School in 2011, Ms. Tsismenakis participated in their Corporate and Real Estate Clinic, where she advised low-income cooperative boards on corporate governance issues.As an Associate at Goldstein Hall, Ms. Tsismenakis has provided a wide-range of services and counsel for a variety of for profit and non-profit clients – notably serving in the following transactions:
Assisting a tenant association in the conversion of their building into a limited equity co-op;
Counseling a for profit developer in the construction loan closing and syndication of a mixed-used housing development and preparing the commercial condominium documents;
Acting on behalf of a not-for-profit client to form a 300+ unit limited equity co-op and in obtaining an Article XI tax exemption to maintain affordability;
Representing a not-for-profit developer in construction loan closing and syndication of a scattered site project with acquisition and transfers of the property by 3 different owners with 3 separate tax abatements for the various buildings;
Counseling a developer in the joint venture and construction loan closing for over 20 properties totaling approximately 399 units – which included three Year 15 exits;
Representing a not-for-profit in the transfer of inclusionary air rights;
Acting as the lead associate in a back-to-back 4% tax credit syndication – which involved a joint venture between a for-profit and a not-for-profit developer and several layers of financing.
